FAQ - Frequently asked questions about living

In principle, every student at TU Bergakademie Freiberg and Hochschule Mittweida can apply for a place to live at Studentenwerk Freiberg. It is important that you have a valid certificate of enrolment for one of the two universities, but you only have to present this when you sign the tenancy agreement. There are also some priority rules for the selection of tenants. You can find these in the User regulations read more.

The certificate of enrolment does not have to be available when applying for a place of residence, but at the latest when the tenancy agreement is concluded.

Tip: The sooner you have a Online application the better your chances of getting a place! Your wishes stated in the online application can also be better taken into account.

The date of receipt of the application is decisive, as applications are processed in the order in which they are received (date of receipt). In addition, students who fulfil the following criteria are prioritised for a place of residence:

  • foreign first-year students (m/f/d) who are disadvantaged on the free housing market,
  • physically disabled and chronically ill students for whom accommodation at the Studentenwerk makes their situation easier,
  • Students who find themselves in an exceptionally difficult personal situation,
  • Students with children (no surcharge is levied for children up to the age of 18),
  • Students, especially first-year students, who are unable to reach their home town by local transport.

We have set ourselves the above points in order to be able to provide the best possible support for students who find it difficult to find a place to live. We hope you understand this.

Once we have received your application, you will first receive a confirmation of receipt.

From 3 months before the start of the semester, you will receive an offer of accommodation or further information in accordance with the usage regulations for student residences and the date of receipt of your application. If you have not received an offer of accommodation 1 month before the start of the semester, please let us know if you are still interested in accommodation.

All rooms in our residences are furnished and equipped with a bed, wardrobe, desk, shelf (usually) and chair. Fridges and cooking facilities are available in the kitchens.

The following items are not part of the basic equipment:

  • Bedding (blanket, pillow) and bed linen. Foreign students can purchase these from us - for prices see Fee schedule
  • Pots and crockery
  • small electrical appliances, microwave, kettle, coffee machine, etc.

Please also ask our clerks if you need anything. They will try to help you.

Our rents are complete rents, everything is included: basic equipment, furniture, water, electricity, heating, internet, TV (cable connection) and of course the basic rent itself.

There are no additional rent payments with us.

Use of the washing machines and tumble dryers in the launderettes in our apartment blocks is free of charge.

The fee for a car park rented from us is also not included in the room rent. You will receive a separate car park contract for this (for prices see Fee schedule).

The licence fee is NOT included in the rent. You must pay this yourself to the responsible body (ARD ZDF Deutschlandradio Beitragsservice).

The deposit is a security deposit that must be paid before the contract is concluded. The deposit is a guarantee for us that we can remedy any damage/defects caused by the tenant (see also the Fee schedule).

If no defects or similar are found when you move out, the deposit is usually refunded after 2 months. If there were problems when moving out, it may take longer, but no longer than 6 months.

Due to the fact that our tenancy agreements always run from the beginning to the end of the semester, it is unfortunately not possible to view the rooms in advance. The previous tenant usually lives in your future room the day before you move in or is in the process of moving out.

We have therefore gone to great lengths to ensure that our website (at Living in Freiberg and Living in Mittweida) to show all room types true to scale, including the existing furnishings. There you can inform yourself very well!

As a rule, there are plenty of free parking spaces around the residential complexes.

In addition, long-term parking permits at the student rate (Fee schedule) can be purchased for a car park with a barrier.

If you are interested, please contact the person in charge of the residential complex, who will offer you a parking space contract if there are still free parking spaces available!

Once you have confirmed your accommodation and paid the deposit, the contract will be sent to you by e-mail. Now you just have to:

  • the signed contract,
  • the certificate of enrolment
  • and the bank details, including consent to collection of the rent by SEPA direct debit

and send it back to us. After checking the documents received, you will receive the contract signed by us. You are also welcome to come to us directly to sign the contract with the documents listed above.

Accommodation in the Studentenwerk Freiberg is initially allocated for a maximum of the standard period of study, but usually for at least one semester (a surcharge is levied on the rent if the rental period is shorter than two semesters).

Extensions are permitted in certain cases in accordance with the General terms and conditions of hire for the halls of residence of the Studentenwerk Freiberg. In this case, a cancellation must be submitted in good time (3 months before the end of the contract). Application for extension of the rental agreement be provided.

Due to the structure of our tenancy agreements (from the beginning to the end of the semester), it is unfortunately not possible to move in early (before the start of the semester), as someone else will be living in your future room until the last day. We have a "flying change", so to speak, at the start of each semester.

However, an exception to this is if you move in one month before the start of the semester as agreed with us. We will try to help you in this case.

If you don't like your room or would like to move in with someone else, you can request a cancellation one month after moving in. Application for relocation place.

Residents who are away from their place of study for a longer period of time due to an internship (maximum one semester) and do not wish to terminate their tenancy agreement during this time can sublet their room to another student for this period. However, student status is mandatory and must be proven by the subtenant by submitting a certificate of enrolment. In any case, the subletting relationship must be approved by the responsible clerk before the subletting agreement is concluded by means of Application for a sublease be authorised. The rent is debited from the main tenant's account during the subletting period.

Basically: Yes, unfortunately this also has to be paid by us!

In Germany, broadcasting licence fees must be paid to the ARD ZDF Deutschlandradio Beitragsservice for all flats, including those in student residences. BAföG recipients can be exempted.

Yes, according to the Federal Registration Act, anyone moving into a flat must register at the residents' registration office no later than two weeks after moving in. This also applies to residents of halls of residence and is easiest to do at a citizens' registration office near you. You will receive the necessary landlord confirmation from your clerk when you sign the tenancy agreement.

Attention:
When deciding whether to move your main residence to Freiberg or Mittweida or only register a secondary residence here, please take any secondary residence tax (for secondary residences) into account.
